A landmark development of twin administrative towers offering high-end office spaces in Riyadh’s most strategic business location—Olaya Main Street, directly opposite KAFD.

Al-Ghadir Tower is a premium-grade office development designed for Takween Al-Tanmia Company. Strategically located in Olaya Street, one of Riyadh’s most prominent business corridors, the project features twin towers with 4 basement levels, a ground floor, and 9 repeated floors—totaling 40,000 m² built-up area on a 5,775 m² land plot.

The design approach focused on delivering a functional, sustainable, and modern corporate environment. Our architectural concept maximized floor efficiency while preserving vertical elegance and urban harmony. The interior design was developed to reflect flexibility and luxury, aligned with executive-level expectations and contemporary Saudi business aesthetics.

CONCEPT FOR PROJECT
The core concept behind Al-Ghadir Tower was to craft a modern architectural identity that seamlessly integrates with the surrounding urban fabric of Olaya Street while directly addressing the emerging skyline of the King Abdullah Financial District (KAFD). The towers were envisioned as a symbol of professional clarity and structural balance. Their twin nature represents duality in function and harmony in form—each tower oriented to optimize daylight, privacy, and visibility.
KEY CONCEPTUAL DRIVERS INCLUDED
Vertical Corporate Transparency: Glazed façades and rhythmic massing articulate openness and executive presence. Functional Efficiency: A modular office layout system maximizes tenant adaptability while respecting core-service efficiency. Urban Dialogue: Podium and landscape design act as a connective tissue between the public street realm and the private corporate zones. Interior Philosophy: Inspired by a minimalist, executive aesthetic, the interior spaces feature sleek materials, smart lighting, and flexibility of function to meet premium business expectations.
